RENTAL TERMS AND CONDITIONS



All prices indicated are in US Dollars

RESERVATIONS are secured only when deposit of 30% has been received. This amount is credited towards your final payment. Confirmation of reservation will be made within 2 days upon receipt of deposit. The lead name on the booking form is responsible for all payments. Please note that payment is due in full at time of booking if less than 45 days prior to check in date. All bookings must be paid in full at least 45 days prior to arrival.

Villas-USA LLC also requires completion of all relevant details for the rental period on the Booking Form. In addition, Florida State Law requires that names of all persons and ages of children are recorded on the booking form.

When a guest requests an amendment to a booking 30 days or more before the start of the rental an Administration charge of $100 will apply.

We reserve the right to amend the rates at any given time. Reservations secured before any changes with all completed papers will remain unchanged.

Villas-USA LLC reserve the right to transfer guests to another rental home if the home they originally booked is not up to rental standard due to structural damage or other problems, or the home is no longer available for rent at the homeowners’ direction. We will however strive to avoid this type of transfer wherever possible.

On receipt of final payment directions to the rental home and door access codes will be issued.

Villas-USA LLC and Owners reserves the right to cancel the reservation if payment in full is not received by the due date.

Villas-USA LLC and Owners will not allow bookings where all members of the group are under the age of 25.

Guest shall not assign responsibility nor sublet to guests without prior written consent.

SECURITY DEPOSIT

is required at time of reservation by completion of Credit Card Authorization Form. Your account will be debited if there is any damage to the rental property contents in excess of damage waiver cover or loss of inventory. In addition rental home rules clearly state financial penalties, which you can read in the guest handbook. (This includes excess trash and laundry as well as leaving a home in an unsatisfactory state).

IDENTIFICATION

All bookings require photo ID of the person providing credit card information for payment of vacation.

CANCELLATIONS

In the event that the Guest exercises their right to cancel, up to 45 days prior to arrival a 100% refund will be made, less an administration fee of $300.

ARRIVALS

he earliest check in is 4pm. Arrivals and entry to the rental property earlier (without prior arrangement) will incur an additional night rental charge.

DEPARTURE

Latest departure time is 10am. Guests who ask to leave the rental home later than 10 am will incur an additional fee starting at $50, unless pre-authorized.

MAXIMUM OCCUPANCY

In compliance with Florida State Law, guests must not exceed the permitted maximum occupancy in any rental home. If this is brought to the attention of the Villas-USA LLC, all guests will be asked to leave the rental home. This includes no sleeping in vehicles such as RV’s and trailers parked outside the rental home. Some home owner’s association do not permit parking on the roadside and citations may be issued. Also no RV’s or trailers are permitted to park in the sub divisions

LARGE GROUP GATHERINGS

The property rented is only to be occupied by the guests named on the Guest Registration Form. Parties are not permitted and any noise disturbance involving local authorities (Noise Abatement, Police Department, etc) will result in immediate termination of rental agreement. In such circumstances, no refund will be due.

NO SMOKING POLICY

A no smoking policy operates in all rental homes. You may smoke in designated areas only, outside on the pool deck. Should you smoke in the home, there will be a $500 cleaning fee penalty charged.

PETS

Strictly no pets allowed. Unauthorized pets found to be in the home will incur cleaning and sanitization fees.

HOMEOWNERS PERSONAL PROPERTY

Most homes have a locked area in each property (usually a closet) for the homeowners’ personal use. These locked areas are not intended for guest use and will not be accessible. Unauthorized access to this areas could result in legal action.

POOL HEAT

Is available for an extra charge per day. During colder weather there is no guarantee of the desired water temperature being achievable. Requests for Pool Heat must be made at time of reservation. Pool heat requested during the rental period will incur a call out charge and must be paid in full at the time of the request. At certain times, pool heat may be offered at no charge. If the pool heat fails for any reason, we will try to repair in a timely fashion, but no compensation will be offered when pool heat has been included at no extra charge.

BBQ’s

Owners and Guests understand the Management Company takes no responsibility for cleaning of BBQ’s. Therefore, guests should leave the equipment, together with replenished supplies, in a clean and hygienic state for the next guest’s arrival. Failure to do so will incur charges. Not all houses provide a BBQ and it is recommended to use Hire BBQ’s which are available on request at time of your reservation. We can usually organize the renting of a BBQ once in residence, but depending on the time of year, we cannot guarantee availability and recommend booking prior to arrival date.

INSURANCE

Customers are strongly advised to secure travel and health insurance.

LIABILITY

The owner’s agents, or owners, do not accept liability whatsoever for death, personal injury, accidents, loss or damage to personal effects however caused during the rental period. Villas-USA LLC accepts no responsibility for third party guest services and complaints regarding any issues of services provided by third party. If any personal effects are left in the home after departure, it is the guest’s responsibility to contact us and arrange for collection. Any items found after departure will be held for a period of 14 days, after which they will be donated to charity or disposed of. Guests are wholly responsible for their property and to check upon departure that they have collected all personal belongings.

HOME INVENTORY

Guests agree that no inventory items will be removed from the rental home, any items found to be missing will incur charges. Any damage must be reported to the Management Company immediately.

DEFINITION OF VACATION RENTAL:

rental homes reserved for vacations are on a short term basis and are self catering. One roll of toilet tissue and soap per bathroom is provided free of charge. Guests are advised to provide their own dish wash and laundry detergent.

HIRE EQUIPMENT

Please organize at time of reservation for crib/highchair and BBQ hire to avoid disappointment.

Daily maid and interim clean service available upon request on reservation. This may vary and may not be available during the high season due to high demand.

WELCOME PACKS

are available at time of reservation and up to 30 days pre arrival.

FORCE MAJEURE

The owners or owner’s agent cannot accept responsibility resulting in loss, damage, death or injury sustained due to unforeseen circumstances beyond our control, and events due to severe weather conditions and affected results.

BOOKING COMPANY RESPONSIBILITIES

Villas-USA LLC are responsible for organizing the reservation, providing the address and access details for the accommodation prior to guest arrival and to organize any additional services advertised. Any problems found upon arrival to the rental accommodation must be reported immediately, using the contact information provided in the arrival information pack. All attempts will be made to resolve any guest issues during their stay.

The rental property will be provided with a Guest Handbook offering advice during your stay. It is recommend reading this handbook thoroughly and noting the comments and possible charges you may incur during your stay.

COMPLAINTS

In the unlikely event of any complaints during your stay, please use the contact information provided to report such complaint immediately. Any complaints not reported immediately will not be considered at the end of the stay, or after departure.
